HOW TO QUICKLY CALCULATE YOUR HOME'S ESTIMATED MARKET VALUE?

Using the table below simply find the year you bought your home. Then multiple the yearly changes (per cent changes) with your property's value. This will give you a rough idea of what is your home worth today. For example if you bought a home at the end of  2017 for $400,000 multiple $400,000 by 1.039. The estimated market value after one year of ownership is $415,600. If you have added value to your home such as professionally finished a basement, built a deck or installed all new kitchen cabinets this value may be different. 

INVESTMENT INSIGHT

You can also calculate your return on your initial investment. Let's say you bought your home in 2010 for $300,000 with $50,000 down payment. Using this chary your property was worth about $373,000 at the end of 2018. Not counting expenses such as property tax, insurance, interest and maintenance your pre-expense return is about $73,000 on a $50,000 investment in 8 years.

  • The average sold price for a residential freehold house is $500,716 an increase of 11.4%.
  • Average June 2019 price for an Ottawa condo is $308,482, up 6.2% from June 2018.
  • 1612 sales were residential freehold Homes, same as June 2018.
  • 493 Ottawa condos sold in June 2019 up by 8.8% from June 2018.


Currently inventory levels are down and demand is up in Ottawa compared to the same period in 2018. We are in a strong Seller's market.
