MLS® Listings is the most reliable and popular real estate platform in Canada. It is by far the largest database of available homes for sale. The MLS is the first step buyers use while browsing for condos and houses. If you are a property seller the MLS is the best way to expose your property to the maximum number of home buyers and their Realtors.

What exactly is the MLS Listings system?

MLS® Systems are based on cooperation among brokerages and Realtors to work together to help market, show and sell their listings. They are accessible to REALTOR® Members. MLS® Listings contain detailed and as precise as possible information of properties. There numerous search tools all designed to match people with the properties that fit their precise requirements.

How to find MLS Listings?

The great feature of the the MLS® is that you can find all properties listed for sale with Realtors on one platform. Furthermore, every Realtor can showcase these property listings on their websites. Ottawa Neighbourhood Map

Look into some of the most attractive neighbourhood in Ottawa. We divided to city into about a dozen districts. Each is a unique area with its own history, atmosphere, amenities that attract different home Buyers. Ottawa is well known for distinctive neighbourhoods. Some attract young urbanites, others families and yet others are prod to be very eclectic!

What are the best neighborhoods in Ottawa?

Lets face it. It is impossible to score or rank best neighbourhoods to worst. So this list is not about any type of ranking. We want to show you what makes each area interesting, and who may find it ideal for their lifestyle and budget. Sure, there are indicators such as crime rates, school reviews, traffic, modern amenities, public transportation that can be categorized. We think it is more interesting and fair, however, to show you the areas one by one. You make the decision which one is best for you

Where are the trendy Ottawa neighbourhoods?

Oh the trendy neighborhoods get the most attention! Whether it is the Golden Triangle and the Glebe by the Canal or the ever modern and hip Westboro and Hintonburg these are certainly very cool areas. If you like urban living, walking and biking to work and shopping, dining out, and enjoy your organic coffee you cannot go wrong with these districts. Then lets not forget downtown proper, the Byward Market. While there are dozens of shops and resturants, bakeries and cafes here, you also get traffic congestion, many tourists and unfortunately homelessness. It is probably Ottawa's most eclectic neighbourhood.

How about living further from Ottawa centre?

There are many excellent and vibrant districts that are less crowded with modern high rises, have less traffic and offer great shopping, great schools and lot of green space. And the houses are more modern and often have much larger lots. Prime examples are the old city of Nepen, with neghbourhoods such as Riverside, Mooney's Bay, Parkwood Hills, Fisher Glen, Skyline, Rideauview and more. They are located inside the greenbelt and the houses were built during the 1950s to 1970s. The lots can be simply beautiful and the side streets are quiet with mature tree-line trees.Shopping is just minutes from Merivale Road a very busy but convenient avenue. Merivale offers mainly large franchise type shops as opposed to the mom and pops shops of the more centrally located areas. You will need a car here as bike path are still relatively rare but they are expanding. House prices per square footage are more affordable compared to central neghbourhoods.

How about living in the suburbs?

The suburbs are extremely popular in Ottawa. In fact they are like their own cities within Ottawa. Orleans in the east is a large modern suburb with affordable housing. On the south-west side of Ottawa Barrhaven grew into a huge district. The traffic can be slow during rush hour and it is time to upgrade the roads for the rapidly growing residents. These are however safe areas and as with Orleans, Kanata and Stittsville on the west side, there are many parks, trails, great schools, community centres and other modern amenities. In Kanata check out the Tanger Outlet Mall and of course the NHL stadium for the Senators.

WHAT IS A REALTOR?

Not always every real estate agent is a REALTOR® and not every REALTOR® is an actual real estate agent. Although both must be licensed to sell real estate, the main difference between a real estate agent and a REALTOR® is that Realtors are members of the National Association of REALTORS®. This means Realtors have full access to the MLS system and have to fulfill educational and ethical as well as legal obligations.

WHY WORK WITH A REALTOR?

A successful REALTOR's full-time job is to act as a liaison between buyers and sellers. This means that he or she will have immediate and easy access to all other properties listed by other agents. Experienced Realtors know what has to be done to draw up an attractive yet strong offer, negotiate on behalf of their clients and ultimately to get the deal together.

LISTING AGENTS REPRESENT THE SELLER. WHO REPRESENTS THE BUYER?

The Seller's agent represents the home seller. When a property is listed on the MLS there must be a written agreement between the home Seller and the real estate agent thats specifies the representation the real estate agent provides the Seller. Why should a home Buyer not utilize the expertise of an experienced Realtor as well? When the Buyer agree to work with a Realtor he or she will be represented exclusively by the real estate agent. The Buyer will have the expertise and backing of the Realtor to negotiate the best deal possible and help the Buyer make a wise decision.
